LEED Feasibility Study
Before any project kicks off, iOffice and its client conduct a feasibility study. We take a realistic assessment of the building and its current operations and vendors to understand what LEED EB certifications can be achieved within the client’s constraints.
Here is how the the feasibility study works:
We begin by conducting a one-day LEED EB meeting with the client. During this time, we walk through the building and discuss the individual credits the building wishes to obtain. We ask tough questions – what credits are realistically obtainable now? Is the client ready to become LEED certified? Does the client have clear expectations on what LEED certification will entail?
Once this initial meeting and walkthrough are complete, we take a close look at each credit the client wishes to obtain. We decide, with the client, what credits are currently attainable, which credits can be obtained over the next couple months, and which credits are not realistic for an initial certification. We set expectations, and thoroughly discuss what project challenges we may face.
With a plan and realistic goals in place, we work with the client to assemble a good-faith budget, based on the current market and historical information. Our intent is to develop an accurate estimate for completing the entire program.
iOffice then prepares a LEED EB worksheet to map out the credits and determine who is responsible for them, taking into account the client’s objectives and budget. This includes coordinating pricing of LEED credits with the client and researching LEED credit options, as appropriate, for the client to review and approve. We also provide a summary of payback opportunities and cost savings in relation to individual credits, so the client can see firsthand the expected ROI.
